Commercial is similar to residential in a lot of ways. You still need a foundation, framing, mechanical systems, and a contractor who knows what they're doing. But the requirements layered on top are a different story.

ADA compliance. Fire safety panels. Sprinkler systems that can run hundreds of thousands of dollars. RTU equipment that gets craned onto the roof. Occupancy inspections by the fire department before you can open the doors. If your contractor doesn't raise these things early — at hello, really — they're not a commercial contractor. They're a residential contractor who took a commercial job.
