Custom homes designed from the ground up for how you actually live

Building a custom home is a big undertaking, and how you start shapes everything that follows. Your lot determines your foundation, your foundation affects your structure, and your structure determines how much flexibility you have for finishing touches.

But when those connections are clear and planned upfront, the rest falls into place.

After 20+ years building custom homes in Kane County and surrounding areas, I know what it takes to turn an empty lot into a finished home. I coordinate architects and engineers, handle all the permitting, and manage every phase of construction through final finishes.

Before you commit to anything, we'll work through your vision, your lot, and your budget together. You'll understand what you're building, what it costs, and how we get there.

You get my direct involvement throughout, from the first meeting to the final walkthrough, so you end up with a home you're proud of. That's how it should be.

A PROVEN CUSTOM HOME BUILDING PROCESS

  • We start with a meeting to discuss your goals. I'll ask about your vision, review any plans you have, and give you an honest assessment of what's involved. You'll leave with clear information about next steps.

  • We work with your architect or recommend ones we've partnered with successfully. I review plans for buildability, identify potential challenges, and ensure everything meets local code requirements before permit submission.

  • Once plans are finalized, we develop comprehensive pricing with specific material allowances for every category. You'll understand exactly what's included and what choices you'll make during construction.

  • We build your home with regular communication throughout. You'll have my cell number, get updates at every milestone, and know immediately if anything changes.

  • Before final payment, we do a thorough walkthrough together. Punch list items get addressed. We don't consider your project complete until you're satisfied with every detail.

 // FAQs

  • Custom home costs vary significantly based on lot conditions, house size, design complexity, and your finish selections. A 2,000 square foot ranch on a flat lot costs less than a 4,000 square foot two-story on sloped terrain with high-end finishes. I don't publish price ranges because they'd be misleading for your specific situation. When we meet, I'll give you realistic cost information based on what you actually want to build.

  • Timeline depends on your design complexity, lot conditions, permit approval timing, and material selections. Simpler builds with readily available materials move faster than complex designs with custom orders. Permit timing alone varies significantly by municipality. I'll give you a realistic schedule once I understand your specific project.

  • Yes. Kane and DuPage Counties require stamped plans from a licensed Illinois architect for permit approval. If you don't have an architect yet, we can recommend several we've worked with successfully on custom homes in this area.

  • Yes, and that's the ideal starting point. During our consultation, we'll evaluate your lot for buildability, drainage, utility access, setback requirements, and any site preparation needs that affect your build.

  • A spec home is built by a developer who makes all the decisions or offers limited customization options, then sells the finished product. A custom home is built specifically for you on your land with your choices on layout, materials, and finishes. You control every decision from foundation to fixtures.

  • Usually not as-is. Generic plans aren't designed for Illinois codes, Kane County requirements, or your specific lot conditions. They can be a helpful starting point, but an architect will need to adapt them for your site and local requirements.

  • Changes happen in every project. When you want to modify something mid-project, we discuss the impact on scope and cost before proceeding. You approve changes with clear pricing upfront, never surprise charges after the fact.

  • Yes. We manage the entire permit process including submissions, plan reviews, inspections, and final approvals. Permit timelines vary by municipality, and we build that into your project schedule.

  • Three things: land ownership (or under contract), secured financing (construction loan approved or cash available), and architectural plans (or readiness to engage an architect). If any of these pieces are still in progress, our consultation can help clarify next steps.
